Purpose

  • To construct semi pacca building
  • To construct 1 (one) storied pacca building

Target Customer

  • Salaried individuals
  • Landlord / Landlady
  • Wage Earners
  • Self employed professionals
  • Business person with income proof statements
  • Other resident Bangladeshi individual with valid income sources

Borrower's Eligibility: Customers with-

  • A valid plan (residential or commercial cum residential) with plan approval letter from competent authority [Union Parishad approved plan is not acceptable]
  • Age : 18-65 years (co-applicant can be added from legal heir for covering age of principal borrower)
  • For construction loan: already completed ground floor roof casting from own sources
  • E-TIN with copy of return submission acknowledgement (if applicable)
  • NID
  • Satisfactory CIB report
  • Rental income proof document (if any)
  • Up to date property documents
  • Business documents (trade license, partnership deed, form xii, etc) for businessperson
  • Professional documents (for professional like BMDC certificate for doctors, etc)
  • Other relevant documents as mentioned in the PPG, can avail home loan from MBPLC

Features & Parameters

  • Loan limit: Maximum Tk 50.00 lac
  • Maximum 70% of land value is considered for limit calculation. Building or structure value is not considered
  • Plan is not required
  • RCC base work must be done by customer own sources before loan processing

  • Interest rate 14.50% [Variable]
  • Processing Fee:
    • 0.50% of loan amount if loan up to Tk 50 lac but maximum Tk 15,000/-
    • 0.30% of loan amount if loan above Tk 50 lac but maxlmum Tk 20,000/-
  • Early settlement Fee: 0.50% of settlement amount
  • Legal fee - At actual
  • Valuation fee - At actual
  • CIB Charge - Tk 200.00 per instance plus VAT
  • Stamp Duty - At actual
